안녕하세요? 저희 홈페이지를 찾아주셔서 감사합니다.
일반주택과 농어촌주택을 보유하다가 일반주택을 양도할 경우에는 1세대1주택으로서 비과세대상일 수가 있으나 농어촌주택을 양도할 경우는 1세대1주택 비과세요건에 해당하지 아니하므로 양도세 과세대상입니다.
그러나, 최은석님의 경우 양도가액에서 자본적지출(수리비)과 취득가액을 차감한 양도차익이 부수(-)에 해당하므로 양도세는 없을 것으로 보입니다. 다만 이러한 경우에도 신고는 하여야 합니다.
